THinking of selling my house, and I was wondering what if anyonbe has any recent experiences or tips they would like to share?:please:

We did just over 12 months ago, it was a nightmare. The person kept changing their mind and at the last minute asked for a drop in our price or they would pull out, knowing we were waiting to sell to move into our new home. And it was a landlord who bought ours and they knew what they were doing. Thing is, we wanted to get out and would have took less than we did, ha ha. Nearly 12 months it went on for with the same prat.

It seems apparent though that landlords make you wait for a while by messing you around so you will sell at a lower price, and if they know your on a chain it's even better for them. At the last minute, most if not all will ask for a price drop or say they will pull out. Stick to your guns!

Thanks for that Neal - it all starts to get complicated with the new HIPs thingys coming in. Although if you put your house up for sale before June 1st you don't need one - as long as it sells by 31st December. Well, that's what I am led to believe.
And that's just the selling - then you have to find somewhere to buy!

Not sold in a while, but when we were looking those that let us have a look around ourselves were probably the best.
They took us around the ground floor and then let us have a nosey around upstairs. Good if you've got nothing to hide!

If you're buying, always have a look at the house at different times of the day. That 'quiet house' might be on the stagger home from the pub and be a nightmare every weekend or be a rat run every morning and evening.

Yes another good point, make sure you visit at different times. Not the house as such, but the street or area and see what it's like. One thing that annoys me is kids running around shouting and screaming and teenies running amock. Don't have that problem now.

Another good point when you're selling is try to clear as much clutter as possible - even dump stuff off on other people for a while if you can. My OH sold his house down south when he moved up here and that was one of the advantages that he could get a lot of his junk out of the way before people went to have a look round.
